Understanding How Your Airbnb Bookings and Availability Work

Getting your property listed on major platforms like Airbnb is a fantastic way to reach new guests! Understanding exactly how your availability syncs is key to keeping your records perfectly balanced.

Here is a simple guide to exactly how NightsBridge handles your Airbnb bookings behind the scenes:

How guests book your rooms

Did you know that Airbnb is uniquely designed so that guests can only book one room or unit at a time? Even if you have several beautiful rooms available for exactly the same dates, a guest cannot book multiple rooms in one single reservation.

How your availability updates

This is where NightsBridge steps in to do the heavy lifting! As soon as a guest books one of your rooms on Airbnb (or any other connected channel), we instantly update the exact number of rooms you have available for those specific dates.

For example, if Guest A books a room for the 1st and 2nd of January, Airbnb's system will not allow another guest to book without an inventory update. NightsBridge automatically pushes that update so that a different guest can still easily book any remaining rooms you have available in that room type. You never have to worry about manually adjusting your calendar to keep the bookings flowing safely!

Cancelling and modifying bookings

If a guest ever needs to cancel their stay, they can easily do so directly through Airbnb. The best part? NightsBridge will automatically cancel it in your back-office calendar for you, so your availability instantly opens up again.

However, if a guest just wants to change their dates or modify their booking, how they do this depends entirely on which connection type you chose,:

  • If you use the Standard Rate Connection: Guests and hosts can smoothly modify their bookings.
  • If you use the Rate Plan Connection: Modifications are not supported. If a guest's plans change, they will simply need to cancel their original reservation and completely rebook their stay.
