When you are marketing your property online, you want to make sure your beautiful rooms look consistent no matter which website a guest is browsing. Understanding exactly how to group your rooms on NightsBridge makes a huge difference to how your listings perform on Airbnb and your other channels.
Here is a simple guide to deciding what works best for your business:
The Basics of Grouping Rooms
Generally, we always recommend grouping identical rooms together (meaning rooms that have the exact same bed type, bathroom, features, and pricing) under one single "room type".
Doing this comes with some fantastic operational benefits:
- It is easier for guests: Travellers can easily compare your different room types without feeling overwhelmed.
- It is easier for you: You have far fewer room types to manage in your back office!
- It is beautifully consistent: Your offering looks perfectly uniform across all your connected channels.
The Airbnb Quirk: How to handle your "Primary Channel"
Airbnb does things a little differently than other channels! Instead of showing all your rooms on one page, Airbnb gives every single listing its own dedicated page. Guests can also only book one room or unit at a time.
Because of this, you need to decide if Airbnb is your primary channel (the platform that brings in the highest volume of your online bookings).
Option 1: Listing every room separately (Not Grouped)
If Airbnb is your biggest money-maker, you might actually want to list each individual room as its own separate room type.
- Why it works: This means you will have multiple listings popping up in Airbnb's search results, which can give you a fantastic visibility boost.
- Who it is best for: We highly recommend this if you have a smaller property (5 rooms or less), only 1 or 2 types of rooms, or if you specifically want to dominate Airbnb search results.
A quick warning: If you list every room separately, channels like Booking.com will display every single room on one page, which can look a bit overwhelming for guests trying to make a choice!
Option 2: Grouping your rooms together (Grouped)
If Airbnb is not your primary channel, grouping your identical rooms together is usually the smartest choice.
- Why it works: You have fewer listings to manage, and you can simply fill up your rooms as bookings naturally roll in.
- Who it is best for: This is perfect if your property has more than 5 rooms, you offer 3 or more different room types, and you want to keep your other channels looking neat and tidy.
A quick tip for shared spaces!
Currently selling your private rooms under one listing?
If you currently have one single Airbnb listing where you are trying to sell private rooms separately, we highly recommend removing it and creating proper new listings for each room.
However, if you want to keep that listing specifically to rent out your entire property to one group, simply make sure you switch off 'Instant Book' for that listing! This ensures you only receive enquiries for the whole house and completely protects you from accidental double bookings.
