RACK or STO Rates loaded into the NightsBridge Setup include VAT and commission payable to the Channel.
Rates for online bookings
Airbnb only accepts rates for up to a maximum of 16 people.
- Rates for online bookings are RACK or STO rates.
- NightsBridge updates the rates for online bookings via the NightsBridge Setup.
- All occupancy rates are updated to Airbnb.
- The booking rate received by the property is the gross amount.
Unit and per person pricing
- NightsBridge will update the unit pricing, or each pax pricing on the room type to Airbnb.
Note: The updating of each pax pricing is a unique feature to NightsBridge, which is not available if working directly with Airbnb.
Cleaning fees and breakage deposit fees
- You can set up a Cleaning and/or a Breakage Deposit fee directly on your NightsBridge setup and it will update to Airbnb.
Commission with a channel manager
- Airbnb charges from 14% commission (excluding VAT).
- RACK or STO rates include the commission.
- The commission will be deducted from the rates you have set up on NightsBridge
- This commission structure will allow your guests to see consistency across all connected channels.

Commission without a channel manager
- Airbnb charges the host 2-3% commission (excluding VAT).
- Airbnb charges the guest 12-14% commission (excluding VAT).
- You commission structure changes once a channel manager is connected.
Rate display for guests
- Guests will only see the most attractive rate on Airbnb.
- Airbnb has no strike through rates for discounts
- You can offer a guest two rate plans, provided the cheapest rate plan has the strictest policy.
